These rules establish a consistent and transparent framework for cooperation between Akvarel Group of Companies and real estate brokers and agencies, and set out the partner incentive model and operating procedures.
This regulation applies to Akvarel projects A3, A7, A9 and A10.
I. Broker remuneration for primary real estate sales
Partner broker remuneration
Down payment terms: initial payment of 30%–100%.
Broker commission: 5.00%*.
- A 1% bonus is awarded for a package sale of two or more apartments at the same time.
- A 1% bonus is awarded when one agent completes five or more sales in a calendar month.
- Bonuses are added to the base rate. Total broker remuneration may not exceed 6%.
Payment procedure. Commission is accrued on the basis of an internal memorandum approved by the Head of Akvarel’s Sales Department and transferred to the broker within seven calendar days after the client makes a payment under the agreement.
* The rate is calculated on the amount of the signed agreement.
II. Client registration and transaction support
1. How to check whether a client is unique?
1.1. Contact the Head of the Sales Department or a sales manager to check whether the client is unique.
1.2. To check a client by phone number, provide the client’s name and phone number.
1.3. A client is unique to a broker if an Akvarel sales manager is not currently working with that phone number (presentation or transaction), or if the last contact was more than 90 days ago. This is verified in the CRM.
1.4. If an existing Akvarel client’s phone number has the status “Declined” in the CRM, the client is unique to the broker.
1.5. Akvarel does not call clients introduced by brokers; all communications are conducted through the broker. At the broker’s request, an Akvarel employee may contact the client directly.
1.6. If the broker does not respond for seven days or does not provide information about the client’s status, Akvarel may call the client directly.
1.7. In a repeat transaction between the same client and broker, the client is unique to that broker.
1.8. If a client has two or more phone numbers, each number must be checked. If the agreement lists a phone number different from the one in the application, that number must also be checked for uniqueness. If the client previously contacted the company using that number, the client is considered non-unique.
1.9. If new client details become available (an additional phone number, information about transaction participants, etc.), the broker must notify the Head of the Sales Department or a sales manager. The manager will perform an additional uniqueness check using the new information and report the result to the broker.
2. Which clients are not unique?
2.1. Akvarel employees.
2.2. Current Akvarel clients who attended a presentation at a sales office without a broker more than 90 days ago and whose CRM status has not been changed to “Declined”.
2.3. Brokers registered in Akvarel’s database.
Exception: repeat transactions (see clause 1.7).
3. How to book a client for a presentation?
3.1. Contact the Head of the Sales Department or a sales manager to book a client for a presentation at an Akvarel sales office.
4. When is a client registered to a broker?
4.1. To register a client to a broker, arrange a meeting at a sales office with the Head of the Sales Department or a sales manager and the client. The broker must be present at presentations and transactions.
4.2. A client is registered to the broker if the lead, including the client’s contact details and the broker’s name, is the first to be entered into the database. In this case, the client remains the broker’s client even if they contact Akvarel directly. If the client contacts Akvarel first and no broker has been registered, the client belongs to Akvarel.
4.3. If a broker booked a client for a presentation but the client arrives with another broker, the client is registered to Broker No. 1. In a dispute, Akvarel may split the commission between the two brokers if both parties agree.
4.4. A client is registered to a broker for 90 days from the date of contact, CRM verification and presentation, and/or until the transaction is completed or the client declines.
4.5. If a registered client purchases property in the name of their legal representatives and/or first-degree relatives (parents, spouse, children) or second-degree relatives (siblings, grandparents, grandchildren), the broker will receive a commission if the client was deemed unique.
4.6. If a registered client recommends other people for a property purchase (other relatives, friends or acquaintances), the broker must check whether those people are unique.
4.7. All brokers registered in Akvarel’s database are treated as Akvarel clients.
5. What commission does a broker receive for a transaction?
5.1. A broker receives a commission of 5% of the signed agreement amount (excluding volume bonuses).
5.2. The remuneration for repeat transactions is the same as for initial transactions.
5.3. An agent or agency is eligible for access and commission only for the sale of commercial and residential premises.
5.4. Storage rooms, parking spaces and renovation work are not eligible for remuneration; no commission is accrued for them.
5.5. If an apartment is sold with renovation, the commission is calculated on the apartment price excluding the renovation cost, using this formula: (total apartment price − renovation cost) × commission rate.
6. When will a broker receive the commission?
6.1. The broker will receive the commission within seven calendar days after signing the service acceptance certificate.
6.2. If the client’s agreement is terminated within three calendar months from the date the transaction was concluded and the initial payment was made, the broker must return the remuneration received.
6.3. If two brokers brought the same client at the same time, the commission may be split equally between them by mutual agreement.
7. For which transactions will a broker not receive a commission?
7.1. If the broker makes the purchase themselves.
7.2. If the broker books a presentation for a client registered in Akvarel’s database as a broker or a client.
7.3. If the broker books a presentation for their legal representative and/or a first-degree relative (parents, spouse, children), second-degree relative (siblings, grandparents, grandchildren), or third-degree relative (great-grandparents, great-grandchildren, uncles, aunts, nephews or nieces).
8. Where can brokers get advertising materials?
8.1. All working materials are provided to the broker as a master file containing presentations, renderings, floor plans, prices and project descriptions. All files and information are the single approved source for advertising activities and may not be changed without written approval from Akvarel.
9. What advertising rules must be followed?
9.1. Descriptions of Akvarel projects or properties in promotional and informational materials must be based solely on officially approved information, including information published on Akvarel’s official resources and materials supplied by company representatives.
9.2. Any media publications about Akvarel must rely on official sources and be approved by the company in advance.
9.3. Any material changes proposed by a partner must be approved by Akvarel in advance.
9.4. Creating clone websites or separate landing pages that imitate Akvarel’s official resources is prohibited. A partner may publish information about a project on their own website or domain and on real estate marketplaces, and may promote it through advertising, provided they follow the official materials and brand standards.
9.5. Search advertising may not use branded queries in the format “project/property name + any word or phrase”.
9.6. Promotional materials (billboards, banners, brochures, leaflets, advertising stands, stickers, etc.) may not be placed near or inside an Akvarel sales office, or near or on a construction site.
10. Contact and responsible department
10.1. The Akvarel Sales Department is responsible for the operational administration of the partner channel.
